FUNCTION AND TASKS:

Sales and Marketing:    

  • Taking a lead to prepare business strategy, development policy and annual, mid-term and long-term sales plan for Company.
  • Keeping tracks and management of all business activities of Company, including:
    + All revenues from office leasing and other services (advertisement, car and motorbike parking…)
    + All relevant expenses and costs relevant to regular operations (electricity, water, cleaning, security services, insurance, advertisement, JVC overhead expenses and others)
    + Preparing office lease agreements (LA), keeping tracks of the LA performance; seeking tenants and tenant care.
  • Coordinating to check and assess service quality of the services providers  to our Building (during the contract performance time)
  • Conducting the marketing, advertisement activities and running the Company’s website.
  • Preparing periodical general reports on business operations and result of the Company (the quarterly, half-year, annual) or unexpected reports as requested by Board of Directors and BOM.
  • Performing other tasks subject to the instructions by the BOD.

Technical:

  • Checking and monitoring the operation status of the Building and those equipments, devices when putting them into operation.
  • Directly managing, operating the Building Management System (BMS), Mechanical and Electricity work (M&E), water supply, drainage, air conditioning, lifts, automatic car parking system.
  • Managing and regularly inspecting the fire prevention task of the Building.
  • Keeping track of guarantee, maintenance services of the equipment systems; conducting repair work, remedy of all mechanical, electrical, plumbing, carpentry works etc.
  • Making assessments on performance of the companies engaged to do the service and operation management to ensure the proper, safe and cost saving operations.
  • Give advices to Board of Directors on operation, maintenance, and major repair work of the Building.
  • Perform other tasks subject to the instruction by the BOD.
